While the core business of ESSET PROPERTY MANAGEMENT lies in the management of residential, secondary and tertiary real estate assets, its competitive advantage stems from the breadth of its expertise. Whether in technical and rental management or syndic services, these skills enable on-the-ground support that benefits both property owners and tenant occupants.

How would you describe ESSET’s activities today?

Our ambition is not to be the largest, but to be the best in terms of quality and the range of services we provide. This objective is based on several factors. Above all, we benefit from a horizontal coverage of the real estate market through the various segments in which we operate. This coverage is combined with mutually reinforcing areas of expertise, ensuring strong financial, technical and environmental performance for the buildings under our management.

As an asset manager acting on behalf of third parties, it is crucial today to implement a set of measures that enable buildings to meet ESG criteria (Environmental, Social and Governance).

In practice, we work closely on the ground with building occupants. Since the health crisis, their expectations have evolved. Driven by remote working and the NWOW (New Way of Working), there has been a reduction in required floor space in favour of layouts better suited to employee well-being, mobility (shared parking, electric charging stations) and the building’s energy performance.

Moreover, this on-site presence strengthens the relational aspect with occupants. This is essential. It builds bridges, encourages a shared approach and delivers tailor-made solutions to new needs, in line with imposed sustainability and safety standards.

What should one buy?

Every investor purchases rental income. Today, several factors are reshaping the tertiary real estate market and call for a new approach.
